Valuations
The company prepares valuations of minerals and waste related facilities for various purposes on behalf of landowners, operators, accountants and banks. We employ discounted cash flow (DCF) techniques, as well as evidence of comparability where this is appropriate, in preparing the valuations. Recent valuation assignments include:-


A valuation of land in Buckinghamshire consented for sand extraction and restoration by landfilling with biodegradable waste, undertaken on behalf of the landowner prior to the sale of the site. In addition to the mineral reserves and landfill potential of the site, consideration was given to the possible "marriage value" of combining the landfill operation with an adjacent site.


A valuation of a dimension stone quarry in Dorset. The valuation comprised three elements; the active quarry and processing plant, adjoining land which offers further consented reserves, and an area that does not have the benefit of planning permission but which could provide an extension to the consented reserves in the future.


A valuation of a major landfill site in the West Country, which receives a wide range of wastes and has a long remaining life.


A retrospective valuation of a chalk pit in Wiltshire, required by the landowner for the computation of capital gains tax liability. This involved the forecasting of royalty payments at a point in the past, and included the prospect or "hope value" of royalties from landfilling which at the time had not been permitted.


A valuation on behalf of the administrators of an inert waste landfill site and potential aggregates depot located in Hampshire.


The valuation of a company's existing and potential landfill sites and waste transfer and recycling facilities, prior to the flotation of the company.


A valuation of a site in the South of England comprising two parcels of land, a consented landraising site and an adjoining area offering potential for an extension. The valuation was required in relation to a dispute following the sale of the site by receivers.


A valuation of three active biodegradable waste landfill sites on behalf of a local authority waste disposal company in the North of England.


Pre-acquisition valuation advice on behalf of a major public limited company. The four sites that were valued incorporated active waste disposal and recycling activities and mineral extraction operations, including a joint venture arrangement with a third party.


A valuation of a non-operational site with the benefit of planning permission for a waste composting plant.


A valuation of an operational landfill site in Warwickshire in connection with its proposed acquisition by our client.
