A valuation of land in Buckinghamshire consented for sand extraction and restoration by landfilling with biodegradable waste, undertaken on behalf of the landowner prior to the sale of the site. In addition to the mineral reserves and landfill potential of the site, consideration was given to the possible "marriage value" of combining the landfill operation with an adjacent site.

The valuation comprised three elements; the active quarry and processing plant, adjoining land which offers further consented reserves, and an area that does not have the benefit of planning permission but which could provide an extension to the consented reserves in the future.
